Find the cause
- Leak through the flat roof: stains on the top-floor ceiling after rain.
- Leak through the façade or windows: stains around openings, on the rain-exposed side.
- Pipe leak: permanent damp even without rain, often near a bathroom or kitchen.
- Condensation: mould in corners and behind furniture, especially in poorly ventilated rooms.
The solutions
A waterproofing specialist (itum) redoes the roof membrane, treats façades and window seals, or has the faulty pipe repaired. Against condensation: airing, bathroom ventilation, a dehumidifier. Once the cause is fixed and the wall is dry, repaint with a suitable paint.
Who pays?
The roof and façade are usually common property: repairs are decided and paid for by all owners through the vaad bayit. A leak from the flat above is in principle the responsibility of its owner or their insurance. Keep photos and written messages.
The right timing
Waterproofing needs a dry surface: late summer and autumn, before the first rains. In mid-winter companies are swamped and conditions are poor.
